Ethelred Phase 1


  • We were appointed by Watmos onto Phase 1 of the Repair works at the Ethelred Estate, London
  • Following contract award we held a project inception meeting with WATMOS. This included agreeing monitoring systems, quality control, risk management, and exchanging information on residents and other stakeholders to shape our stakeholder engagement strategy
  • Our team undertook various repairs (balconies/common areas, window replacement, rewires, lighting) on site at a busy London residential estate. We worked in the communal areas of the properties and upgraded satellite aerials etc within the resident’s properties. We also undertook complete window replacement whilst residents were in their properties and on the estate grounds
  • These factors meant our RLO had to make appointments with all 5nr blocks ensuring access to the property was made and that the work was carried out in the resident’s property safely and efficiently
  • We delivered a pilot block and carried out a Post Completion Review. This included reviewing overall performance and identifying and recording any lessons learnt

 

  • Key to the success of this project was the implementation of our standard project procedures for working in occupied premises
  • This included a dedicated RLO for the full contract duration who visited the residents and leaseholders to inform them of upcoming works and gaining access to their properties
  • We produced of information packs for the residents and leaseholders for upcoming works
  • We organised regular coffee mornings allowing the residents and leaseholders the chance to discuss the works
  • Works were scheduled with the residents in mind making allowance for their appointments or visits from carers and health workers
  • Such was our success on this scheme (90% resident satisfaction level) we were appointed to Phase 2 in November 2017 to complete further repair works across their entire estate
